The Development and Planning information on Council’s website is divided into five main sections. The five sections are listed below.
PlanningThis section includes various plans, policies and strategies which guide future development in Canada Bay, including Local Environmental Plans (with zoning maps), Development Control Plans and Policies, Section 94 Development Contributions Plans, Council's Local Planning Strategy and exempt and complying development provisions. Different plans and development control documents apply depending on the location and type of the proposed development. Since 7 March 2008 most, but not all, development is undertaken using the Canada Bay Local Environmental Plan 2008 and the City of Canada Bay Development Control Plan. Other areas are covered by Site and Precinct Specific Development Control Plans. |
HeritageThe heritage of the City of Canada Bay includes a wide variety of places including landmark waterfront sites, houses, industrial buildings, commercial precincts, parks, landscapes and conservation precincts. This section contains information about heritage listings, conservation areas, researching your home’s heritage, Council's Heritage Advisory Service and the Local Environment Plan and Development Control Plan provisions for heritage properties. It also includes information on Council's Local Heritage Awards program and the Local Heritage Assistance Fund. |
DevelopmentCouncil has a responsibility to all residents and ratepayers to ensure that all development and building work is planned and monitored in a responsible and environmentally conscious manner. This section contains information to assist you in understanding the development application process, the duty planner, prescribed fees and charges, online DA tracking, the Development Application Pre-Lodgement Panel, complying development certificates, and BASIX and sustainability. |
BuildingOnce you have development approval, there are certain requirements that you must follow. This section contains information to assist you in understanding the building process including construction certificates, occupation certificates, building certificates, construction sites, building compliance, fire safety and damage deposits and reports. |
Building Certification TeamCouncil's Building Certification Team can offer a range of quality building services including the issue of construction certificates for all types and classes of development, the role of the principal certifying authority (PCA), conducting mandatory critical stage inspections and the issue of occupation certificates. The team also provides advice and consultancy services. |
