Traffic and Parking
Council's aim is for new developments to accommodate parking for visitors and residents within the site. Parking areas, driveways and garages should be carefully designed so they are safe, accessible and do not detract from the appearance of the streetscape.
Development applications are regularly referred to Council's Engineers for an assessment of the impacts of the development on traffic within the area.
The City of Canada Bay has a number of different parking controls depending on the type of development proposed:
Residential: Controls for Houses and Attached Dual Occupancies
Residential developments must provide one car parking space per dwelling. Please refer to Part 5.3.8 and 5.4 of the Canada Bay Development Control Plan for controls on parking, access, garages and carports.
Residential: Controls for Detached Dual Occupancies, Multi-dwelling Housing & Residential Flat Buildings
The number of dwellings within the development will determine the number of resident and vehicle parking spaces that will be required. Please refer to Part 6.4.8 of the Canada Bay Development Control Plan for controls on parking and access.
Mixed Use Areas and Neighbourhood Centres
The provision of car parking should reasonably satisfy the needs of each individual development so that it does not generate further traffic problems. Part 7.7 of the Canada Bay Development Control Plan has controls and parking rates. The table provided in the DCP details the parking requirements depending on the type of traffic generating development proposed.
Please note:
Some parts of the Canada Bay LGA are given parking concessions through a Parking Free Threshold. This applies to some restaurants, cafés, take-away and food and drink premises. If you believe your proposed development falls within this threshold, you will still need to provide calculations based on both serviced area and number of seats to clearly demonstrate compliance.
Industrial Development
Parking should be provided for employees, visitors and service vehicles to satisfy the needs of each individual development. All controls and parking requirements are detailed in Part 8.6 of the Canada Bay Development Control Plan depending on the type of development.
Child Care Centres
The parking provided should not detrimentally affect surrounding areas and should ensure a safe environment for pedestrians, particularly children, motorists, and cyclists. Child Care Centres must provide one parking space for every four licensed places at the Centre. Please refer to Part 10.6 of the Canada Bay Development Control Plan for controls on traffic, parking and access.
