Draft Canada Bay Local Environmental Plan 2012
A new Local Environmental Plan (LEP) has been prepared to guide development across the City of Canada Bay. The draft LEP was endorsed by Council in late 2012 and submitted to the NSW Department of Planning and Infrastructure for consideration. It is anticipated that the draft LEP will be gazetted in 2013. Canada Bay Local Environmental Plan 2008
The Canada Bay Local Environmental Plan (LEP) was gazetted on Friday, 7 March 2008 and consists of a written document and a series of maps including land zoning, heritage, floor space ratio, height of buildings and acid sulfate soils.
The LEP applies to all land within the City of Canada Bay local government area (LGA), with the exception of the land identified on the Land Application Map as 'Deferred Matter'. This area is also known as the Strathfield Triangle. The Concord Planning Scheme Ordinance continues to apply to this land.
Under the LEP land within the Canada Bay LGA has been broken up into a grid of seven map areas. Refer to the image below to see which map area your property is located within, then click the relevant sheet and scroll down to view the various maps.
The LEP written document can be viewed on the NSW Legislation website.
To council's knowledge these maps reflect the LEP maps gazetted by the Minister for Planning and Infrastructure. The official LEP maps can be viewed on the NSW Legislation website.

City of Canada Bay DCPPublic Exhibition of draft City of Canada Bay Development Control Plan
The City of Canada Bay Development Control Plan has been amended to include new planning controls for:
- Bibby Street industrial precinct, Chiswick;
- Western side of Victoria Road (between Church and Day Streets), Drummoyne;
- 186 Great North Road, Five Dock, known as the former Five Dock RSL Bowling Club site.
At the end of last year Council resolved to:
- Rezone Bibby Street industrial area to medium density residential and increase heights of buildings and floor space ratios.
- Increase the height of buildings between Church and Day Streets on Victoria Road, Drummoyne.
- Rezone 186 Great North Road, Five Dock from Private Recreation to Medium Density Residential and increase building heights and floor space ratios.
The draft Plan will be in public exhibition from Thursday, 21 February 2013 to Friday, 22 March 2013.
Interested persons are invited to make written submissions on the draft plan. Submissions must be received by close of business on Friday, 22 March 2013 and sent to: The General Manager, City of Canada Bay, Locked Bag 1470, Drummoyne, NSW 1470. Submissions can also be emailed to council@canadabay.nsw.gov.au.

City of Canada Bay Development Control Plan
The City of Canada Bay Development Control Plan (DCP) contains detailed development standards and design controls for various types of development. These provisions support the Canada Bay Local Environmental Plan and apply to all land within the Canada Bay Local Government Area, except for the sites listed in Schedule 1 of the DCP, which are covered by Site or Precinct Specific Development Control Plans.

The City of Canada Bay has a number of planning policies that are used to guide all types of development within the local government area:

Rhodes West DevelopmentRhodes West is located on the western side of the Rhodes Peninsula, along the northern railway line. This precinct is subject to the City of Canada Bay LEP 2008 (Amendment 1 Rhodes West) and the Rhodes West DCP which came into effect on 20 April 2011. Together, these two documents make up the Rhodes West Masterplan 2010.

Homebush Bay Bridge - approved
The NSW Department of Planning and Infrastructure has approved construction of a $43 million bridge across Homebush Bay to assist residents of waterside urban renewal areas to more easily access public transport, jobs and open space.
The 300m bridge will be of particular benefit to the Wentworth Point area, which has just been announced as the site of a new Urban Activation Precinct.
The bridge will be used by local buses and emergency service vehicles along with cyclists and pedestrians.
The bridge, which will be made of precast concrete, will be built between the proposed Bridge Boulevard at Wentworth point and Gauthorpe Street at Rhodes.
City of Canada Bay supported the proposal provided it was not open to private vehicles, and provided its landing on the Rhodes side could be well-integrated into the public domain.

Station Precinct (Precinct D) Planning Proposal
Draft concept plans for potential development that are based on proposed new planning controls have been prepared for the Station Precinct (formally known as Precinct D) at Rhodes West. This new proposal features a revised Precinct Plan with important public benefits. This compares to what might occur under existing planning controls.
The original controls may deliver lower rise (8 storeys), residential buildings that fully occupy all available space, thereby removing opportunities for public walkways, recreational and social areas. The new concept plans follow the same principal as Stage One of the Masterplan - higher buildings and more density, in return for greater public space at ground level for Council to utilise for the community. If the new plan is adopted, there is the opportunity to build an indoor recreation centre to be owned and operated by Council, out of the potential $30M developer contributions, generated under the new Plan.

Rhodes Community Reference Group (RCRG)
The Rhodes Community Reference Group is co-ordinated by Council. Its purpose is to inform and engage the community. Why not come along to the RCRG meeting and be a part of the solution for issues raised? Help shape the future of Rhodes, and this part of Canada Bay.

Some of the regular information which is provided at RCRG meetings includes:

- Details of proposed new developments
- Council action in respect of complaints.
Meetings are held bi-monthly Meetings in 2013 will be held at the Rhodes Community Centre, 63 Blaxland Road, Rhodes. Meetings will be held on a Wednesday from 6-7.30pm. on the following dates: 3 April, 5 June, 7 August, 2 October and 4 December 2013.

Planning Controls
The Strathfield Triangle (bound by Leicester Ave, Cooper St and Parramatta Rd) is an area of land identified on the Canada Bay Local Environmental Plan 2008 Land Application Map as a 'Deferred Matter'.
The following planning controls apply to land within the Strathfield Triangle Precinct.
Draft Plans for the Strathfield Triangle
A Planning Proposal for the Strathfield Triangle was submitted to the Department of Planning (DoP) in September 2010, where it was determined that it should proceed. The Planning Proposal seeks to facilitate redevelopment of the Strathfield Triangle precinct, including but not limited to, allowing for additional dwellings, the deletion of heritage items, identification of land for public purposes, revised development controls and improvements to urban design and the public domain.
Amended draft plans were placed on public exhibition over October and November 2011. An independent community consultation process was undertaken during this period. A copy of that report can be downloaded below:

To demonstrate Council's commitment to ensuring that the draft planning documents reflected the best interest of the broader community, it was recommended that an independent planning consultant be engaged to review the draft planning documentation, submissions received by Council and the Consultation Outcomes Report.
