Affordable Housing Services

The City of Canada Bay adopted an Affordable Housing Policy on 7 August 2007. This policy was revised on 12 August 2009, 7 February 2012, 19 April 2016, 15 August 2017 and 20 June 2023.

It is complemented by the City of Canada Bay Affordable Housing Management Guidelines

By providing affordable rental housing, Council aims to assist people earning low to moderate incomes to live and work in the City of Canada Bay, provide them with improved rental housing security and enable them to establish savings for the private rental market or home ownership. Council currently owns 30 dwellings located within the North Strathfield, Concord West and Drummoyne areas, which range in size from 1 bedroom to 2 or 3 bedrooms. Council has appointed Echo Realty, which is a division of Evolve Housing, to manage these units. 

Recipients of affordable rental housing in the City of Canada Bay will be required to meet the income criteria as set by the NSW Government's Ministerial Guidelines and additional criteria as set out in Council's Affordable Housing Policy

Income Criteria 

Income eligibility limits for affordable housing can be found by clicking here and are dependent on household compositions. The income thresholds are reviewed annually by the Australian Government and are based on median household incomes produced by the Australian Bureau of Statistics, based on the Sydney region.

Additional Criteria

Applicants for affordable housing must also: 

  • Be permanently employed and meeting the gross weekly criteria as set out above
  • Be an Australian citizen or permanent resident who is not living in subsidised housing (NSW Department of Housing or Community Housing Managed Accommodation)
  • Not own property or assets which could be used to assist their housing needs
  • Priority will be given to applicants working in the City of Canada Bay LGA and who are permanently employed in the below sectors in the City of Canada Bay or surrounding regions

  • City of Canada Bay Council Employee

  • Hospitality
  • Others
